Using Confirmed Sales (OTP) data along with trending of listing prices and changes, we anchor the data to the 21-digit Survey General Code (SG Code) which is unique to each property and build a data environment that creates a 'Single view of a Property' through its life cycle. Using leading edge technology, machine learning algorithms and artificial intelligence, it allows LOOM to weave (loom) data of the property together and create better property insights needed when making an investment into a property or disposing of the asset.
Getting insights, and not just data, is fundamental when looking at properties in an area or a street. LOOM Area Builder and LOOM Street Builder allow for insights using intuitive interactive maps and colour coded visualisation to view stock count across the various property types combines with the history and demographics tied to the ownership of properties.
LOOM Enhanced Automated Estimate (E-AVE) models are built upon many key characteristics through an actuarial algorithm. Using LiDAR data in most Metro areas we can even estimate the floor numbers and building footprint. DEEDS data typically used for recent sales can take up to 6 months before being used in automated estimate models, with the LOOM industry collaboration of sharing Confirmed Sales (OTP's) and listing trends we are able to provide an enhanced automated estimate model.
